3.  Setbacks and Lot Coverage:

  • ADUs must meet standard setback requirements: typically, 25 feet for front yards, 5 feet for side yards, and 10 feet for rear yards.
  • Total impervious cover (the building footprint and other non-permeable surfaces) must not exceed 45% of the lot area.

  •  As of Nov. 2, 2023, the City no longer has minimum parking requirements, meaning property owners may choose how much parking to provide on their property. Off-street parking will likely still be provided for most Duplex, Two-Unit and Three-Unit uses, given demand for parking from homebuyers and renters. In cases where off-street parking is not provided, residents who own a car may park on the street.
